We would be keen to hear your thoughts on the proposed redevelopment of 41 Clarendon Road, Watford as the design continues to evolve. This will contribute to ongoing conversations with Watford Borough Council and other stakeholders around the Town.

The proposals are being brought forward by Columbia Threadneedle Real Estate, who manages the site on behalf of a client fund. The site is currently occupied by a five storey office building, accompanied by a two storey car park. Adjacent to the site is the new Clarendon Works building, with the Leonardo Hotel (former Jury’s Inn), adjacent to this, forming a cluster at the High Street end of Clarendon Road in Watford Town Centre.

The proposals for the site include:

  • Redevelopment of the site to include two new buildings, with one standing 12 storeys at the front of the site, and the building to the rear comprising  a residential block standing 25 storeys with an  8 storey attached wing to its side.
  • 282 new homes, comprising of 145 1 bed, 69 2 bed and 68 3 bed homes
  • 507 sqm of high quality new office and commercial space to accommodate smaller and medium sized business needs
  • New landscaping and high-quality public realm

The development will:

  • Contribute to Watford’s housing need, including much needed family-sized housing
  • Provide new high quality office and commercial space, responding to the demand for smaller more flexible workspaces
  • Provide development in an area with limited impact on residential properties compared to other Town Centre areas
  • Retain the commercial character of Clarendon Road
